The project is impeccable and is unique due to low density and low rise concept. The layouts are spacious and very well conceptualized. Another USP is the track record of delivering the earlier project before time. Only issue is pricing which seems little costly as compared to high rise and surrounding projects but that is more due to low density/acre of land. Would strongly recommend the project .

Attention Prospective Buyers, We urge you to exercise caution and conduct thorough due diligence before considering the purchase of units within the so-called "Ultra Luxurious Society"-Adani samsara vilasa-Sector 63. As a current resident, I feel compelled to highlight numerous issues plaguing this community: 1. Lack of Club Facilities: Despite exorbitant membership charges amounting to 10 lakhs, the promised club facilities are nonexistent. 2. High Maintenance Costs: Residents are burdened with maintenance charges of ₹16,000 per month for a 1812 sq. ft. apartment. 3. Inadequate Power Backup: The air conditioning systems do not function during power outages. Inverter-based homes offer better reliability. Furthermore, diesel generator charges are ₹35 per kWh, excluding GST consumption. 4. Surrounding Construction: The constant construction in close proximity to residential units not only creates constant noise pollution but also violates NGT guidelines. 5. Improper Waste Management: Sewage waste is openly dumped in an adjacent ground, posing significant health and environmental hazards. 6. Lack of Proper Entry/Exit Gates: Security and access control are compromised due to the absence of adequate entry/exit gates. 7. Missing Society Signage: The absence of proper signage creates confusion and reflects poor management. 8. Structural Integrity Issues: The presence of significant cracks in the walls raises serious safety concerns. 9.Stray Animal Menace: Residents have to deal with a persistent problem of stray dog nuisance within the society premises. 10. Non-operational Sewage Treatment Plant (STP): The STP is not operational, leading to further environmental concerns. 11. Absence of MCG Water Supply: The community relies on water procured through tankers due to the lack of MCG water supply. 12. Poor Quality Fixtures: The Italian fixtures installed in the homes are of substandard quality, failing to meet expected standards of luxury. 13. Lack of Amenities: There is no provision for seating or resting areas for children or elderly residents, particularly while dropping children off to school in the mornings. We advise potential buyers not to rely on verbal promises made by sales representatives or CRM personnel. It is imperative to obtain all communication in writing and document every assurance provided. It appears that these issues have either not been brought to the attention of the Adani leadership team, or worse, they have been disregarded despite the project being sold out. In light of these concerns, it is evident that this project suffers from serious mismanagement.

Excellent residential housing project coming up at a very decent pace despite the problems caused due to the pandemic. Sample flat fully furnished ready. Potential investors can visit with prior appointment. This may turn out to be one of the finer residential complexes with very good facilities.

Don't get fooled by good reviews written here by staff and brokers. I am a resident of phase 1 and I can provide genuine feedback unlike fake reviews written by staff and brokers here. There is no timeline for completion of club house which has been halted since few years, no proper entry road, security issues, unit no. plate not yet put, drainage issues are just some of the issues I have listed. Adani has yet again repeated it's history of bad project delivery in Gurgaon after Samsara M block. I will suggest to find a more trustworthy builder or simply go for a builder floor rather than living in a society like this.

I recently booked a property in samsara and visited their sales gallery. What I really liked was the concept of low rise floors. It’s a great community with limited number of people. Specious society!! The overall experience is great.👍🏻
