Worst builder with Zero credibility Don’t believe them at all. They will show something and deliver something completely different. Think twice before investing in Birla.

Excellent society, well maintained. As a brand, Birla has maintained its reputation. Security is good. It is at very good location.

I have my doubts if this project is on track. They do not allow to see the construction progress giving an excuse of security/safety so there is no way to verify progress. Also, there is no news of the clubhouse even though that was their primary sales pitch.

Beautiful place, good quality construction

This has reference to Amoda II block in the project Birla Navya (One of the units in Plot nos.1 - 9) Extremely unprofessional Customer Service staff at local level. Company tried to mislead by raising the milestone based demand "At completion of finishing (except laminated wooden flooring)" without giving any opportunity to the unit owner to verify if indeed such milestone has been met. Upon visit to the site it was very apparent that unit is far from complete with not even first coat of paint, window fixation, railing fixation, door fixation etc etc (the list is long). It was actually nowhere close to completion. Kitchen itself had just 4 walls (whereas the agreement is to provide a fully fitted modular kitchen with proper counters etc). It is possible that many other unit owners may not have cared much about verifying the status when the demand was raised and may have paid too. However, for a reputed name like Birla's it is extremely unbecoming and unprofessional to mislead unit owners to gain illegal and uncalled for 1-2 months advantage in raising demand. It is also possible that it's a local issue where project team & Customer Centricity team is hiding their inefficiencies on timely progress of construction and keeping their HQ in Mumbai too misinformed. With this experience, I am also worried if these guys are maintaining the best quality in their rush to finish the project! It is a month now that milestone based demand was raised and there is still no news from the company to let owners verify the exact status of completion. Besides, the local team continues to be reluctant to share the escalation matrix for the customers to tap senior management for bringing this malpractice amounting to fraud in to their notice. Any existing customers are advised to ensure they are aware of their rights and keep track of developments before making any further progress with their milestone based payment schedules. Besides, new customers who intend to invest in unsold old/new Birla projects in Gurugram must be aware of who they are dealing with before they commit to invest their hard earned money in their projects. With evidence that I have of their misdeeds in terms of raising premature demand, I am seriously contemplating representations and other options at appropriate forums (HRERA, Consumer Court & other legal forums). Any other unit owners, if they are also aggrieved parties, kindly share your details and we can collectively explore options. PS: The review & rating is with specific reference to experience cited above and in the instant case as it relates to interactions/ exchanges with Customer Centricity team locally.
